Upon request, my team will prepare a Comparative Market Analysis of your home otherwise known as a CMA. This is a report outlining comparative proof of your homes value right before your house goes on the market. A CMA gives you information (sometimes referred to as "Comps") about houses similar to yours in size, condition, school district and location that are either on the market, have sold, or were listed but expired within a reasonably recent time period. It's ideal to have your CMA look back no more than three months when the market is in transition, and no more than six months in a more stable market.
A good CMA can tell you what homes like yours are actually selling for. You will find the comparables surprisingly close in sale price after cost adjustments are done for additional amenities or there lack of homes which may compare to yours. With buyers being far more educated today due to information on the internet, it's a matter of what they like in an area at a certain price point. This is known as Fair Market Value. Having a good agent representing you in the sale of your home will pay off for those extra dollars your looking for if your agent comes up with a good pricing game plan. The CMA will also tell us how long it's taking for comparable homes to sell, and what their sale prices were in relation to their list prices (the difference between what people actually got for their house and what they asked for).
